Catalyst Design Studio serves as the in-house design wing of TMC. Providing a slate of full architectural services, CDS has proven expertise in both adaptive reuse of historic buildings and new construction projects. From pre-design through construction administration and completion, CDS plays an integral role every step of the way.

CDS’s involvement with TMC projects begins even before a purchase agreement is signed. CDS quickly gets to work understanding the needs and desires of the neighborhoods. Working with consultants, CDS coordinates with city officials, planning departments, and neighborhoods to meet the needs of the community, solve complex real estate challenges and move the project forward.

Once schematic and design development is complete, CDS will produce, often in partnership with third-party architecture and engineering firms, all permit and construction documents for bidding. After the project shifts to the construction team, CDS stays involved, providing construction administration assistance to ensure the final product meets the high standards of TMC.

The unique in-house structure of CDS allows us to be more involved than in a typical owner/architect/contractor experience. This improves communication and coordination throughout the entire project cycle, cutting down on decision-making time and expediting project delivery. We also have a direct line to our future tenants, through Legend Property Group, so we are always able to adjust our design to anticipate the wants and needs of the people who will call our properties home.
